Flat roofs have a bad reputation in the UK, but mostly because they’ve been done badly for decades. Modern systems — done properly — will outlast the building they sit on. EPDM rubber gives you 30+ years from a single sheet with no seams to fail. Fibreglass (GRP) is rigid, foot-trafficable and looks the part. Felt and stone tar & chip still have their place on certain jobs.

How long does a flat roof last?
EPDM rubber comes with 20–30 year manufacturer warranties and is realistically expected to last 40+ years if well-installed. Fibreglass (GRP) is similar. Felt systems are shorter-lived (10–20 years). The install matters as much as the material.
EPDM vs fibreglass — which is better?
Neither is universally better. EPDM is cheaper, faster to install and seamless on simple shapes. Fibreglass is more rigid, walkable, and looks neater on detailed work. We’ll pick based on your specific roof.
How much does a flat roof cost?
Garage roofs typically run £80–£120/m² fitted for EPDM, £100–£160/m² for fibreglass. Extension roofs cost more because of the detailing required around walls, upstands and rooflights. Free written quote — no obligation.
Can I walk on the new flat roof?
Fibreglass (GRP) is fully foot-trafficable for maintenance. EPDM is walkable for inspection but isn’t designed for regular use unless you add walkway pads. Stone tar & chip is robust under foot.
Will I need scaffolding or planning permission?
Most flat roof replacements don’t need planning permission (permitted development). Scaffolding depends on access — a single-storey garage often needs none; an extension or dormer flat roof usually does. We include any access requirements in the quote.
Do you replace flat roofs, or just install new ones?
Both. Most of our flat roofing work is replacement — stripping a tired felt or stone tar & chip roof and installing a modern EPDM or GRP system. We also fit flat roofs to brand-new extensions and garden rooms.
