Re-roofs and new roofs — done properly, first time.
A re-roof is the biggest job a house typically needs. Done properly, it’s a once-in-a-generation expense — a new roof should last 50+ years with minor maintenance. Done badly, it’s a recurring problem. We strip the old roof, replace what needs replacing in the supporting structure, and lay the new covering to current standards.
Most of our Kent re-roofs are on properties where the original covering has reached the end of its life — typically 70+ years for clay tile, 100+ for slate, 30–50 for concrete tile. Once you’re calling out a roofer every winter, the maths usually points to a re-roof rather than continued patching.
Every kind of re-roofs and new roofs work we take on.
-
Full strip
Old tiles or slates carefully removed; salvageable tiles set aside; everything cleared properly.
-
Battens & underlay
All new treated battens and breathable membrane (replaces old bitumen felt). Massively improves ventilation and lifespan.
-
Structural repairs
Where joists, rafters, wall plates or sarking are rotten or sagging, we put them right before the cover goes back on.
-
New covering
Slate, plain clay tile, peg tile, interlocking concrete, or your choice — fixed mechanically to current Code of Practice.
-
Lead work
New lead flashings, valleys, soakers and aprons — Code 4 or Code 5 as appropriate.
-
Ridge & hip
Modern dry-fix ridge and hip systems — no mortar to fail, fully ventilated.
-
Ventilation
Tile vents and eaves vents to current Building Regs — vital for stopping condensation in the loft.
-
Insulation upgrades
Where the loft is being opened up, we can upgrade insulation to current U-values.
-
Skylight installation
Velux or equivalent rooflights designed in where wanted — properly flashed and weathered.
-
Full clean-down
All old materials skipped and removed; gutters cleared; ground left properly tidy.
When does a roof need re-roofing rather than repairing?
-
You’re calling a roofer most winters
When patch repairs are accumulating, the maths usually favours a re-roof inside 5 years.
-
Multiple tiles slipping at once
Suggests nail fatigue — fixings have failed across the roof, not just on one tile.
-
Sagging ridge or visible deflection
Structural issue — needs investigation, may indicate rotten timbers under the roof.
-
Felt visible and torn from below
Old bitumen felt has perished. Once it goes, water gets into battens and timbers from above.
-
Roof is 60+ years old and original
Most coverings near or past their design life. Often more cost-effective to re-roof than chase repairs.

Re-roofs and new roofs — frequently asked questions.
Direct answers to the things Kent homeowners ask us most about re-roofs and new roofs. Don’t see yours? Just call.
How long does a re-roof take?
A typical 3-bed semi takes 5–8 working days depending on weather, complexity and structural work needed. Larger detached homes can run 2–3 weeks. We give you a clear schedule before we start.
How much does a full re-roof cost in Kent?
A standard 3-bed semi typically falls in the £8,000–£14,000 range; larger detached homes £15,000–£30,000+. Slate is more than tile. Structural repairs add cost. We come out and give a fixed written quote — no obligation.
Will my belongings inside the loft be safe?
Yes — we sheet over the loft to catch dust and debris when stripping, and we work in sections to keep the roof watertight overnight. Anything especially precious is best moved out for the duration.
Do you replace rotten rafters and joists?
Yes. The roof comes off, we see the timbers, and we replace what’s rotten or unsafe. This is one of the biggest reasons to choose a proper re-roof over a cover-over — you actually see the structure.
Tile or slate — which lasts longer?
Natural slate easily lasts 100+ years. Clay tile lasts 70–100. Interlocking concrete tile lasts 40–60. Choice usually comes down to the property style, planning rules in conservation areas, and budget.
Do you handle scaffolding and skip hire?
Yes — both included in the quote unless you specifically want to arrange them yourself. We work with established local scaffold and skip providers.
Is the re-roof guaranteed?
Yes. Our workmanship guarantee covers the install. Tiles and slates carry their own manufacturer warranties (typically 30–100 years depending on material). We document both.
